THE GREEN MOUNDBy rising level 1 above street level +6.0M a green mound is created. Inspired by historical European squares, this space turns into a community plaza for the residences. Being accessed by pedestrian ramps, stairs and escalators, the elevated plaza therefore acts as a huge garden courtyard serving as both secured and excusive park for the wealthy gated community.

THE TWIN TOWERS AND THE GATEThe two tallest towers are proportionally placed in such a relative distance to create symbolic image of twin towers. By connecting the two towers with an arch bridge, the entire project as the result appears is transformed into a landmark monument gate

The flow of water naturally shapes landscapes. U SEA CITY integrates into its urbanenvironment at the heart of Nha Trang, yet metaphorically translates the concept ofnatural flows and shapes. With its numerous green rooftop gardens and water surfaces,it lets nature literally flow through the site.

The water flow metaphorically translates into the flow of streets.Streets and boulevards as rivers, buildings as stones and rocks, green parks as islands.

The site is located in Thao Dien area of District 2, north of the Hanoi Highway. The site has an advantage of a very close proximity to a main city traffic route while also being within a high quality residential neighborhood.

Folding screen: The residential zone consists of 7 towers each in a rotation angle relative to each other and responding to the site line. The overall result is of a large folding screen.

A public and commercial façade along the highway: The shopping centers and the office towers are located along the south front side of the facade andreact to the traffic and dynamic nature of the highway, enhancing the visibility of the retail areas and providing views from the office towers and the retailfloors. This long and almost continues facade creates a sound and privacy barrier and separates the residential zone from the noisy and chaotic highway.

Elevated green mound: A 6.6 meters high structure with sloped edges creates the appearance of a green mound acting as a landscaped plaza and intimate outdoor area for the residents whilst hides parking and infrastructure areas.

THE URBAN SETTING

THE SITE

THE VISION

ALTERNATIVE 1

ALTERNATIVE 2

• Located in one of the city’s most prestige spots – Hang Bai Street & Ly Thuong Kiet Street, the site is potentially ideal for small boutique retail and bank headquarters.

• The site however is surrounded by some of the greatest historical buildings of Hanoi, which therefore generates numerous demanding challenges in terms of aesthetic approach such as façade treatment, materials, color as well as strictly authority’s planning control parameters like building height, setback, site coverage, etc

• To be found in such location, the building is anticipated to express its French colonial-influenced order with modern touch to reflect its urban setting.

• Being cautiously manipulated, the building tries to reach the height of 9 levels above street to maximize program G.F.A whilst remaining proportionally respect for its adjacent low-rise context
